How Often Should a Fire Alarm Be Serviced in a Commercial Property?

UK law requires commercial fire alarms to be serviced at least twice a year. We explain what's required, what happens during a service, and what the consequences of non-compliance are.

The Legal Requirement

Under the Regulatory Reform (Fire Safety) Order 2005, the 'responsible person' for any commercial premises must ensure that fire detection and alarm systems are maintained in efficient working order. BS 5839-1 — the British Standard for fire detection and alarm systems in buildings — recommends a minimum of two service visits per year, six months apart.

What Does a Fire Alarm Service Include?

A standard fire alarm service includes: testing all manual call points, testing a representative sample of detectors, checking control panel operation and fault indicators, testing the alarm sounders, inspecting wiring and connections, reviewing the logbook, and issuing a compliance certificate.

What Happens if You Don't Service Your Fire Alarm?

Failure to maintain your fire alarm system is a criminal offence under the Regulatory Reform (Fire Safety) Order 2005. Penalties include unlimited fines and up to two years imprisonment in serious cases. Beyond legal penalties, an unserviced alarm may fail to detect a fire, with catastrophic consequences.
