WHY INSPECT

A Fire Door Is Only as Good as Its Last Inspection

A fire door that has the wrong seals, a worn closer, or an excessive gap will not hold back fire and smoke for the rated period. Studies by the Fire Door Inspection Scheme (FDIS) consistently find that the majority of fire doors inspected fail on at least one point. Without a documented inspection and remedial programme, you have no evidence that your fire doors will perform in a fire — and no defence if they don't.

Legal Compliance

The Fire Safety (England) Regulations 2023 requires quarterly checks of communal fire doors in multi-occupied residential buildings over 11 metres. Documented inspections are how you demonstrate compliance.

Life Safety

A defective fire door can allow smoke and fire to spread within minutes. Inspection and remedial works ensure every door performs to its fire rating when it matters.

Compartmentation

Fire doors are a critical part of your building's fire compartmentation. One failed door compromises the entire compartment, putting occupants and escape routes at risk.

Cost Saving

Remedial works — replacing seals, hinges, closers — typically cost a fraction of full door replacement. Inspection identifies exactly what needs fixing, not replacing.

Insurance & Liability

Insurers and fire officers increasingly require evidence of a documented fire door inspection and maintenance programme. We provide the records you need.

Portfolio Consistency

For multi-site operators, a single accredited contractor delivering a consistent inspection and remedial standard across every building simplifies compliance management.

REMEDIATION BY FIRAS ENGINEERS

All Types of Fire Door Remedial Works

Our FIRAS-accredited technicians carry out every type of fire door remedial work in-house — so you don't need multiple contractors to bring your doors back to a compliant standard. Each remedial item is documented with before-and-after evidence and a FIRAS installation record.

Intumescent & Smoke Seals

Missing, damaged, painted-over, or incorrect seals replaced with the correct intumescent and cold smoke seal specification for the door's fire rating.

Hinges & Ironmongery

Incorrect or worn hinges replaced with CE-marked, fire-rated hinges. Missing or extra hinges added to meet the 3-hinge minimum standard.

Door Closers

Faulty, non-fire-rated, or misaligned closers repaired or replaced. Closing action adjusted to ensure the door latches correctly every time.

Fire-Rated Glazing

Cracked or incorrect glazing replaced with fire-rated glass and intumescent glazing beads/seals to the correct specification.

Gap & Threshold Sealing

Excessive gaps at the head, jambs, or threshold brought within BS 8214 tolerances using intumescent strips and threshold seals.

Locks & Latches

Non-fire-rated locks and latches replaced with CE-marked fire-rated ironmongery. Keepers and strike plates repositioned for correct latching.

Letterboxes & Grilles

Unprotected letterboxes and grilles fitted with intumescent liners and flaps to maintain the door's fire integrity.

Frame & Leaf Repairs

Damage to the door leaf or frame — splits, gouges, poorly drilled holes — repaired and made good to restore fire resistance.

Fire Door Inspection FAQs

Common questions about fire door inspection, remedial works, FIRAS accreditation and compliance.

Are fire door inspections a legal requirement?+

Under the Regulatory Reform (Fire Safety) Order 2005, the Responsible Person must ensure fire doors are maintained in an efficient state. The Fire Safety (England) Regulations 2023 goes further: in multi-occupied residential buildings over 11 metres, the Responsible Person must carry out quarterly checks of all fire doors in communal areas and annual checks of fire doors at the boundary of each residential unit. A documented fire door inspection by a competent person is the recognised way to demonstrate compliance.

What is FIRAS accreditation and why does it matter?+

FIRAS is a third-party certification scheme operated by Warringtonfire that audits and accredits installers of fire-rated products, including fire doors, fire-resistant glazing, and intumescent seals. Using a FIRAS-accredited contractor gives you documented evidence that remedial works have been carried out by trained, audited installers — which insurers, fire officers, and enforcing authorities all recognise as proof of competence.

How often should fire doors be inspected?+

Best practice and BS 8214 recommend a full fire door inspection at least every six months for high-traffic buildings, and annually for lower-risk premises. The Fire Safety (England) Regulations 2023 requires quarterly checks of communal fire doors in multi-occupied residential buildings over 11 metres. We can set up a planned inspection and maintenance schedule to suit your building and keep you compliant automatically.

Can you repair my fire doors or do I need to replace them?+

In the vast majority of cases, fire doors can be brought back to a compliant standard through remedial works rather than full replacement. Our FIRAS-accredited technicians replace seals, hinges, closers, glazing, and ironmongery and adjust gaps — typically at a fraction of the cost of a new door. We only recommend replacement where the door leaf or frame is structurally damaged beyond economic repair.

What remedial works do you carry out?+

We carry out every type of fire door remedial work in-house: intumescent and smoke seal replacement, hinge and closer replacement, fire-rated glazing and bead replacement, gap and threshold sealing, lock and latch replacement, letterbox and grille intumescent protection, and frame and leaf repairs. All works are carried out by FIRAS-accredited technicians and fully documented.

How much does a fire door inspection cost?+

Inspection pricing starts from £15 per door, with volume discounts for larger portfolios. Remedial works are quoted per door based on the defects identified. We provide a fixed-price quote after a free site survey so you know the full cost before any work begins. Contact us for a no-obligation quote.

Do you cover the whole of the UK?+

Yes. Our FIRAS-accredited fire door inspection and remedial teams operate nationwide from our Chorley, Lancashire headquarters. Whether you have a single building or a multi-site portfolio, we can provide a consistent, documented service across all your premises.

What report do I receive after the inspection?+

You receive a detailed report for every door inspected, including photographs of each defect, a risk rating (critical / major / minor), the specific BS 8214 or regulatory requirement it fails, and a clear remedial action with a fixed-price cost. After remedial works are completed, you also receive a FIRAS remedial works certificate and an updated compliance report.
